Existing conditions

Definition: The structural, mechanical, electrical, plumbing, and environmental state of a building before renovation work begins. An existing-conditions assessment — including visual inspection, selective probing, borescope inspection, thermal imaging, and hazardous-material testing — establishes the baseline that shapes project scope, budget, and contingency. What is found (or not found) during this assessment is the single largest source of uncertainty in renovation projects.
