AIA B104-2017 (Abbreviated Owner-Architect Agreement) and B105-2017 (Short Form) are standard contracts designed for residential renovation projects of limited scope and complexity. B104 defines basic services across design, construction documents, and construction phases but treats existing-conditions documentation and extensive permitting as supplemental services. B105 is even more abbreviated. Both facilitate design-bid-build delivery; critical renovation services (existing-conditions verification, hazardous-material coordination) must be explicitly added.
