Operating-model nuance for the two dynamic nodes
- Owner / sponsor in the production lane: Usually the builder-developer until a buyer signs. The end customer often enters midstream.
- Owner / sponsor in the custom lane: Usually a homeowner with land, budget, and design preferences from the start.
- Builder / general contractor in the production lane: Often both sponsor and constructor: land, plan package, procurement, trades, schedule, warranty.
- Builder / general contractor in the custom lane: Often enters after some design work, though preconstruction collaboration can start earlier.
